ILE Housing & Real Estate
From Opportunity To Long-Term Value
We acquire, develop, invest in and manage property with a long-term perspective
OUR REAL ESTATE ACTIVITIES
Creating value across the property lifecycle
At ILE, we approach real estate as both a place to create value and a long-term asset to understand, develop and manage.
Our Housing & Real Estate activities cover the property lifecycle from acquisition and development through investment, leasing, management and long-term ownership.
We focus on identifying opportunities, understanding the underlying asset and its context, and making considered decisions about how property can be developed and managed to create lasting value.
We identify and evaluate land and property opportunities for acquisition and investment, considering factors such as location, development potential, market conditions, accessibility, surrounding infrastructure and long-term value.
Our approach combines on-the-ground understanding with research and analysis to support informed acquisition decisions.
Property Acquisition & Investment
Property Development
We undertake the development of land and property, from early opportunity assessment through planning, design coordination and delivery.
Where appropriate, we bring together architectural, engineering, construction and other specialist expertise to support the development process.
Our objective is to create properties that are not only commercially viable, but also functional, appropriate to their context and capable of retaining long-term value.
We engage in the purchase, sale and leasing of land and property, either as part of our own investment activities or in connection with properties under our management.
We consider both the immediate transaction and the broader characteristics of the asset, its location and its potential.
Property Sales & Leasing
Property & Asset Management
Real estate value does not end at acquisition or completion.
We manage and maintain properties with attention to their condition, use, performance and long-term value.
Our approach is focused on responsible asset stewardship — ensuring that properties remain useful, well-managed and positioned to serve their intended purpose over time.
We are open to working with landowners, investors, developers and other partners through appropriate joint-venture and partnership structures.
Such collaborations can combine land, capital, expertise or other resources to unlock development opportunities that may not be achievable by one party alone.

HOW WE APPROACH REAL ESTATE
RESEARCH BEFORE COMMITMENT
We seek to understand the property, its location and the market before making significant decisions.
DEVELOPMENT WITH PURPOSE
We consider not only what can be built, but whether what is built makes sense for its users, its surroundings and its long-term value.
LONG-TERM PERSPECTIVE
We look beyond the initial acquisition or development transaction and consider how an asset can perform and retain value over time.
INTEGRATED EXPERTISE
Real estate decisions often require perspectives from architecture, engineering, planning, finance, market research and other fields.
We bring the relevant expertise together according to the requirements of each opportunity.
OUR CURRENT FOCUS
ILE's Housing & Real Estate activities are currently focused on Nigeria, where we are building our knowledge, portfolio and operational capabilities from a strong understanding of the local market.
Our initial focus allows us to develop practical experience and disciplined investment processes while gradually expanding the scale and scope of our activities.
Over time, we intend to grow our real-estate activities through carefully selected acquisitions, developments and partnerships.
PROPERTY INTELLIGENCE
Asset Intelligence
Good real estate decisions depend on good information.
Our Housing & Real Estate activities are complemented by ILE's Asset Intelligence capability and APM — Asset Performance Monitor, which provides property and investment research, market intelligence and analytical reporting.
This connection allows us to approach property not only as a physical asset, but also through the information and data surrounding it.
